Our quotes cover all labour, materials, permits, waste removal, and project management. The only exclusions are items specifically noted as allowances, typically decorative selections like tapware where client preference varies significantly. GST is included in all stated prices.
Older homes sometimes reveal hidden problems like termite damage or inadequate wiring once walls are opened. We document any unforeseen conditions, explain the implications, and provide a variation quote before proceeding. You always approve additional costs in writing first.
Yes, though we recommend discussing this during the design phase. Client-supplied materials need to meet Australian standards and be available when scheduled. We cannot warranty items we didn't source, but we'll install them according to manufacturer specifications.
Standard terms are a 10% deposit on contract signing, progress payments at defined milestones (typically 25% at demolition, 30% at rough-in, 25% at fit-off), and a 10% final payment on completion. Progress claims are supported by documentation of completed work.
We partner with several renovation finance providers who offer competitive rates for home improvement projects. These are arranged directly between you and the lender, though we're happy to make introductions and provide documentation they require.
All structural work carries a minimum seven-year warranty as required by Australian building regulations. Workmanship on finishes is warranted for two years. Individual products and appliances carry manufacturer warranties which we help register on your behalf.
